Our beautifully decorated beach hut invites you to relax in style. Here are the finer details:

Indoor L-shaped bench seating ensures everyone can sit together comfortably.

We provide plates, cutlery, saucepans, frying pans, cooking utensils, mugs, cups, and a water caddy.
-
You'll have a kettle and a gas stove at your disposal.
-
Enjoy complimentary tea, coffee, hot chocolate, milk, and sugar.
-
For privacy while changing out of your beachwear, we've included a privacy curtain.
-
A foldable table behind the bench, tablecloth and clips are in the kitchen cupboards
-
Four quality foldable chairs with side tables are tucked under the kitchen worktop.
-
Whilst we offer kids buckets and spades conveniently stored under the seated bench, you may prefer to bring your own.
-
2 windbreakers, parasol, and dog bowl are also provided under the seated bench.

Our water caddy with a tap allows you to fill up and wash items in the sink. Please remember to check the drainage bottle under the sink regularly and empty the water to prevent overflow and on departure.

Safety is a priority, so you'll find a first aid kit and fire blanket in the kitchen area.

We've stocked cleaning equipment and liquids in the cupboards to help you leave Sea Breezy just as you found it.
ACCESSING THE BEACH HUT
-
The location of the key safe will be advised on your email prior to your visit
-
Access to Sea Breezy is granted via two keys and a coded padlock
-
You'll receive the code for both the key safe and padlock via email the day before your arrival (please check your junk folder).
-
Once you open the key safe, please remember to close the shutter and scramble the numbers.
-
Inside Sea Breezy, you'll find a key holder on the right wall where you can place the keys, please place the padlock on the kitchen worktop away from young children,
-
When leaving Sea Breezy, make sure to securely lock it. Keys are not necessary for this step, but leaving them inside will lock you out.
BOOKING INFORMATION
Booking Confirmation and Payment:

Full payment online is mandatory to secure your booking.

Booking Window:

Reservations can be made up to 24 hours in advance through our website
​
Key Replacement:
-
If the key is lost or damaged, a £30 replacement fee will be charged to your card.
​
Rental Hours:
The rental hours are as follows:
-
April 1st to September 30th: 10 am to 7 pm
-
October 1st to March 31st: 10 am to 4 pm
​
Please note that these hours are non-negotiable due to cleaning and beach hut security. You must vacate the beach hut by the specified closing time indicated in your booking, which will be confirmed upon reservation.

No Overnight Stay:

It is strictly prohibited to use the beach huts for overnight accommodation
​
Amenities and Water Supply:

Sea Breezy is not equipped with running water or electricity. We would suggest bringing a cooler for your chilled items and ensure you have an adequate supply of drinking water.

For your convenience, a tap is located near the kids play area for washing yours and our belongings, and a water caddy can be found beneath the sink.

Booking Discretion:

Booking Discretion: We reserve the right to reject or cancel bookings without explanation.

Booking Adjustments:

Rarely, we may need to make minor adjustments (e.g., changes in summer hours). We will notify you promptly.

Considerate Guest Behaviour:

We kindly request that all guests be mindful of our neighbours and carefully review the Terms and Conditions, which provide guidelines for expected conduct and general rules

Check-In and Check-Out:

Check-in after 10 am.

Check-out by 7 pm (April - September) or by 4 pm (October - April).
Maximum Guests:

Maximum occupancy is 8 people, including children and babies, both inside and outside the beach hut.
Neighbourly Respect:

Please respect boundaries when neighbouring huts are occupied to avoid encroaching on others space.

No Overnight Stays:

Overnight stays are strictly prohibited.
No Smoking, Flames, or BBQs:
-
Smoking, candles, vaping, and BBQs are not allowed in or around the beach hut.

If you choose to smoke, kindly ensure the proper disposal of cigarette butts. please refrain from burying them in the sand or leaving them in the beach/hut surroundings.

Pet-Friendly:

One well-behaved dog is welcome. Please observe beach dog regulations.
-
Pets are not allowed on any soft furnishings, including sofas and seating areas.
Considerate Noise:

We kindly ask that all guests be mindful of noise levels and considerate of others.
-
While we take responsibility for guest conduct, please feel free to have a delightful time, exchange jokes, and share hearty laughter.

Weather Policy:

We regret to inform you that we are unable to provide refunds for unfavourable weather conditions or unused dates.

We recommend checking weather apps in advance.

Nonetheless, Sea Breezy has blankets available under the seating, so you can still enjoy a cosy drink with a scenic view regardless of the weather.
Lost property:

Please ensure you double-check for any personal items left in the hut before your departure, as any unclaimed items will be removed.
Leave No Trace:
-
Kindly ensure that the beach hut is left in the same welcoming condition you found it for the next guests to enjoy.

Breach of Terms:
-
In the event of any breaches of the terms and conditions during your rental period, such as causing disturbances or exceeding the agreed-upon occupancy limits, we retain the right, with the consent of any hut owner on the site, to request your departure without a refund. Additionally, we may choose to decline any future bookings and notify neighbouring beach hut rental companies

Sea Breezy is not liable to Guests or to the visitors of Guests for any loss, damage, death or injury except where required under statutory law.

Your Responsibilities

The person who made the booking must be present at the beach hut and should be over 18 years of age.
-
Since our beach hut is located on Mersea Island, access is via the strood/causeway. Please be aware that it's your responsibility to check tide times and expected tide heights for both your planned arrival and departure times before your visit. Please refrain from storing valuables in the hut, as we cannot be held responsible for any loss or damage to your property.

We do not accept liability for any damage, loss, or injuries to you, your group members, or your belongings unless it's proven to be a result of our negligence.

There is a fire blanket and first aid kit in the kitchen area; in the event of a fire, dial 999 and take necessary safety measures.
-
Please ensure children are supervised at all times.
-
Please promptly report any damage or breakages that occur during your stay. If there is a problem, please contact us on the day and we will try to rectify. While we may cover some costs, it will depend on the nature of the damage. This allows us to make necessary repairs and improvements for the comfort of future guests

Please collaspe and store chairs and tables.
-
Please refrain from engaging in any disruptive behaviour, we aim to provide a serene and enjoyable environment for all families to experience.

Hang keys on the key hook and the padlock on the kitchen bench to prevent loss. We recommend keeping keys in the key safes when away from the hut to ensure they are not lost while on the beach.
-
Keys must be returned to the key safe at the end of your stay, or a replacement fee of up to £30 may apply.
-
Please keep your dog under control at all times. Kindly refrain from letting them on the furniture, and never leave them alone in the hut. Please clean up after your dog both inside and outside.
-
Always lock the doors when leaving the beach hut unattended; you are responsible for any missing items, whether yours or ours.
-
Please take all your rubbish with you; black bin bags are provided. Also, sweep the floor before leaving.
-
Kindly wash and store any used cutlery or dishes, rather than leaving them on the worktop.
-
You can access water from the tap to the left side of the park (black pipe) using the water caddy under the sink. Additionally, remember to empty the collected water from under the sink during and before your departure.
-
Please wipe down the worktop and gas stove and turn off the gas.
-
Kindly clean off any buckets and spades used and return them under the bench.
-
We provide all cleaning products for these tasks and appreciate your cooperation.
-
If the beach hut is left in an unreasonable condition, we may refuse future bookings.
AVAILABILITY AND PRICES
Sea Breezy is accessible throughout the year, including during the winter season
(prices to be confirmed).

From May to September, prices are as follows:

Weekends, Bank Holidays, and School Holidays*: £85 per day

Weekdays: £75 per day

ï‚· Winter rentals are also available upon request.
*School holidays: 10th July – 6th September*

Out of season prices:

CANCELLATION POLICY
Cancellation by You or Booking Transfer:

If you need to cancel your booking, please email us at hello@seabreezy.co.uk.

Cancellations with more than 2 weeks notice will incur a non-refundable £15 administrative fee.
-
Cancellations made within 2 weeks but more than 24 hours ahead will result in a non-refundable £40 fee.

ï‚·Cancellations within 24 hours of the booking are non-refundable in full.

ï‚·Refunds may take up to 14 days to process.
-
Bookings cannot be transferred to another person without our approval. Any replacement guest must agree to our Terms and Conditions and incur a £20 admin fee. If you need to transfer your booking to someone else, please notify us at least 14 days in advance. We cannot guarantee a transfer with less notice. Please be aware that we reserve the right to decline any transfer without explanation. Additionally, guests not listed in the original booking may be asked to vacate the hut.

Once you have made a booking, any date changes will be at our discretion and subject to availability. A transfer fee of £15 will apply for the necessary administrative activities. Additionally, if there is a cost difference between the original and new date, this will also be added to the update. Please note, date changes cannot be made with less than 7 days notice, as this gives us insufficient time to re-advertise the dates & incurs lost income.

We cannot offer refunds or changes to dates due to bad weather however we have blankets to snuggle up with if required

Therefore, please ensure you select the correct dates when making your booking.

Our Cancellation:

We reserve the right to cancel your booking in exceptional circumstances, such as storm damage.

We will promptly notify you and make every effort to provide an alternative date, subject to availability.

ï‚·If an agreeable date cannot be arranged, a full refund will be issued.

ï‚·While we aim to find an alternative date, we are not liable for additional claims.
COMPLAINTS PROCEDURES & CLOSING REMARKS
Reporting Issues:

If you encounter any problems during your rental, please notify us before the end of the rental day so that we can promptly address and resolve any concerns. Please be aware that we cannot address complaints made after your departure or once you have returned home.
